Inspection and Survey

  • Foreclosure / Bankruptcy Inspections: The purpose of this inspection is to determine occupancy status and the overall physical condition of the property.
  • Borrower Interview Inspections: This type of inspection requires a determination of occupancy and overall physical condition of the property. Additionally, this type of inspection may or may not require contact with the homeowner.
  • Cash for Keys (CFK) Initial Inspections: Our inspector will deliver a “Relocation Assistance Program Letter”. A visual inspection of the property must be performed to determine occupancy status, property condition, any observable exterior damages and/or posted violations.
  • Disaster Inspections: This inspection service takes place after a natural disaster occurs and may be ordered as a 24 hour, 48 hour or 72 hour rush inspection. Determination of occupancy and overall physical condition of the interior and/or exterior is obtained.
  • FNMA and Freddie Mac QC inspections: Full interior and exterior Quality control inspections in search of hazards and deficiencies a property might have.
  • Loss Draft Inspections: We contact the homeowner and schedule an appointment to review the repairs completed on the property. We verify that repairs were completed as per agreement and to homeowner expectations.
  • Pre-Securing Inspections: The purpose of this inspection is to determine occupancy status and get the property ready to start the securing and lock change process.
  • Rush Occupant Identifications: This inspection requires direct contact with the occupant to determine occupancy. A brief interview must be performed to determine the occupant’s name and contact information.
  • Sale Date Inspections: This type of inspection must be performed on a specified date. The purpose of this inspection is to determine occupancy status and confirm that the property was vacated.
  • Commercial Inspections: the inspection is performed to check the business legitimacy, and verify different aspects of the business. This includes retail stores, schools, wholesale spaces, banks and many others.
  • County and Government buildings: These inspections are performed for different reasons, in some cases to ensure some transactions practices are in place, in other cases to verify that some products are in use.
  • Secret shopper and survey inspections: we perform a business transaction and verify different aspects of the business as well as the quality of the service. In addition we complete a full survey of the location to provide additional information about physical qualities of the place.
